What size dumpster do I need for a property cleanout?
An apartment unit turnover usually fits a 10 or 15-yard dumpster. A single-family turnover or eviction cleanout usually fits a 15 or 20-yard. A full estate or a house packed to the ceilings needs a 20 or 30-yard. Furniture and household junk fill space before weight.

You can book a dumpster for a property you're not at. You don't need to be present if the drop spot is clear. The driver texts or calls the contact on the order 20 to 30 minutes before arriving. The final invoice and scale ticket are emailed after pickup.

What will the property cleanout cost?
The cost is the flat rate for the size plus only the extras you trigger. Every rental includes delivery, pickup, 7 days and a set weight: 2 to 5 tons by size. Extra weight is $75 per ton, extra days $25 each, and mattresses, tires and Freon appliances $50 each.

Where should the dumpster go at a rental property?
Place the dumpster on the driveway or a paved lot the truck can reach in a straight line. The truck typically needs about 60 ft of approach and about 23 ft of overhead clearance. Our driver lays wooden boards under the rails to protect the paving.
HOAs and apartment communities may limit where and how long a dumpster may sit. Check before booking. Street spots may need a city permit; see your city page and the placement guide.
What can't go in a property cleanout dumpster?
Left-behind furniture, clothes, carpet, blinds, toys and household junk can all go in a property cleanout dumpster, kept below the rim. Tenants' leftover paint, cleaning chemicals, pool chemicals and batteries can't go in. Mattresses, tires and Freon appliances go in for $50 each.
Not allowed in any dumpster
- Hazardous chemicals, solvents and pool chemicals
- Wet or liquid paint
- Batteries of any kind, including car batteries
- Motor oil, fuel and other liquids
Texas landfills can't accept lead-acid batteries, used oil or bulk liquids (30 TAC §330.15).
Allowed for $50 each

- Car and truck tires
- Fridges, freezers, window AC units and other Freon appliances
These cost more because the landfill must process them separately.

If the truck can't place the dumpster, a $125 dry-run fee applies. Confirm the drive is clear the evening before.
Can I get the scale ticket for the owner's records?
A digital copy of the certified scale ticket comes with the final invoice, emailed 3 to 5 business days after pickup.
Can the dumpster stay through a weekend turnover?
The rental includes 7 days, so a weekend turnover fits easily. Extra days are $25 each.
